(September 2017) A new apartment building under construction in Jackson Heights will add a 14-story complex to an area that includes far smaller structures, 2 family homes and 3-6 story office structures. Roosevelt Parc, located at 71-17 Roosevelt Avenue, is a project by Socius Development and Weber Real Estate that promises to bring 139 housing units to Jackson Heights.
According to Werber Real Estate’s website,  the project will cater to residents who already live in the neighborhood by constructing “a diverse mix of modestly sized and competitively priced units.”

With a targeted focus on the individuals who live within the neighborhood of the Site, the Sponsor and development team designed the Project’s residential units to produce a diverse mix of modestly sized and competitively priced units. The Property is one block away from the Jackson Heights-Roosevelt Avenue train station, the second busiest train station in all of Queens. The Property is about two blocks away from the three bus routes (Q33, Q47, and Select Bus Service 70), which provide direct service to LaGuardia Airport. Within two miles of the Property, residents have convenient access to major highways such as the Brooklyn Queens Expressway, Grand Central Parkway, and Long Island Expressway.

As per a report in the October 31 RealDeal.com Principal Life Insurance Company loaned Werber Management $61.5 million for five buildings in Jackson Heights. Addresses include 37-44 72nd Street and 37-46 72nd Street. The loans consist of a roughly $52 million building loan and a roughly $10 million project loan.
Neighbors living or working on 72nd Street, adjacent to the development, wonder what their street will look and feel like once the development is completed. Already, to accommodate access to the development's parking facility, two of the 8 houses on the east side of the block have been razed.
The existing R6 zoning (circled area on graphic) allows the construction of buildings of similar bulk to Roosevelt Parc.
